Seven considerations when designing your boutique hotel

Seven considerations to think about;

  1. Consider how a refurbishment can have an effect on your bottom line. Following the refurbishment of Claridges, turnover increased by 38% and profit by more than 90%.
  2. Customers’ expectations are rising. Small dark rooms are no longer acceptable. Room size has increased by four square metres over recent years – so if you can have a larger room, this will make a big difference to creating a hotel that will have a large number of re-visits.
  3. Demand is now for modern design together with beautiful well-lit bathrooms. Traditional design, except in heritage buildings, is no longer popular. Consider the importance of this room, don’t forget, the bathroom in a boutique hotel should feel as luxurious as the bedroom. If you can invest in more modern bathroom fixtures and fittings, you will make a much better impression.
  4. In-room IT, entertainment and WiFi is now expected as standard. Unless you are creating a “no technology” retreat, you need to ensure your guests have the ability to access the internet, and work from their rooms (even if they may not be visiting for business). Some other great technology additions could be aromatherapy devices, an excellent sound system, and the ability to watch more than terrestrial TV channels. Little extras go a long way to ensuring a great 5 star review.
  5. Statutory requirements are such as disability requirements, reduced carbon emissions must be considered. The law has changed, be aware, and investigate or get help from people who understand the changes, before starting your design.
  6. Materials that are long-lasting and repel dirt and stains are many and varied. Make sure your designer shows you the options. With the great moves in new technology, particularly for fabrics, you can now make your life easier, and reduce costs, by investing in fabrics that will last longer. Ask your designer, or investigate the latest fabrics, to help you choose the right materials for your hotel.
  7. Consider doing the project in phases, but have the overall design and plan in place before starting. It will save you money in the long term. We all have budgets we need to stick to, the hotel industry in particular, so asking for the full design plan at the start will mean you can do the refurbishment of your boutique hotel in stages when you have the budget to invest, but you have the full-scale design plan in place, saving you money on revisiting your interior designer each time you can refurbish a new room or area in your hotel.
